The amenity problem
Most amenities need staff. This one does not.
Coffee bars need somebody to refill them. Resident events need somebody to run them. Package rooms need somebody to sort them. Almost every amenity a property adds is a recurring demand on a leasing team that is already short-handed.
A smart cooler is the rare exception. It is available every hour the building is, it needs nothing from your staff, and the person who fills it does not work for you. When it needs attention, residents call the number on it — not your office.
It also shows well on a tour. A prospective resident walking through a clubhouse sees a clean, modern, well-stocked cooler and reads it as a building that is looked after. That impression is worth more than the snacks.

Mail & package room
The strongest spot in most communities. Every resident goes there, most of them several times a week, and they are already stopped.
Clubhouse or lounge
Good visibility on tours, and it catches residents who are already sitting down. Works best when the clubhouse is genuinely used.
Fitness centre
Water, electrolytes and protein at the moment people want them. A slim unit fits a corridor without eating floor space.
Pool deck entry
Seasonal but strong in an Austin summer. Cold drinks where people are already thirsty and have no wallet.

Late night is the peak
Resident buying does not follow office hours. The heaviest traffic is often evenings and weekends, which is exactly when a coffee bar is cold and the leasing office is dark. Stock it accordingly.
No cash means no target
Our machines are cashless — card, phone or watch only. There is no coin box and no bill validator, which removes the main reason anyone tampers with a machine in a common area.
Access for restocking
We need to get in to restock, so gate codes, fob access and clubhouse hours matter. Tell us how access works at your property up front — it is the single most common thing that slows a multifamily placement down.
FAQ
Property manager questions.
Nothing. Machine, delivery, installation, stocking, cleaning and repairs are all ours. You provide floor space and a standard 110V outlet.
There is no fixed minimum, and unit count is a poor predictor on its own. What matters is whether residents actually pass through a common area. A busy mail room in a mid-sized community beats a larger property where nobody uses the clubhouse.
We do. Our number is on the machine, and refunds and service questions come to us. Your leasing office does not become a customer service desk for a cooler.
The door only unlocks against a valid payment card, and there is no cash inside to attract anyone. The machine is our property and our risk — loss is not something we bill back to the community. We do ask that it sits somewhere with normal visibility rather than an unmonitored corner.
Yes. Some communities want drinks and healthy options only; others want a full mix including household odds and ends. Tell us your residents and we will build the mix around them, then adjust it based on what actually sells.
